| It looks as if anyone affected by this in Derbeth Grange and Derbeth Walk (No's 1-12, 14-24 even,15-43 odd,108-130 even) needs to now do something urgently, otherwise the grounds maintenance will end and we'll somehow have to get together and organise something. As there clearly isn't enough interest here to set up a Residents Association (although according to the latest Kingswells News this is something we have to do) I'd suggest people do what I'm doing which is contact PMC Property (as per details on their letter to us dated 23 August) and tell them we accept their proposal to keep up the maintenance. At only £11.30 per month I personally think it's a quite reasonable price to pay for the upkeep of the grounds around here.
PMC have set a deadline of 15 September (or maybe 31st August, it isn't really clear from their letter) by which time they will end their service if they have less than half the residents here agreeing to take them on. Given that the alternative seems to be setting up an associuation, getting everyone together then negotiating a deal with a grounds company ourselves (which I can't see working out to be much better value) I'd urge everyone to drop them a quick email accepting them as factors. inititally thought the same but then looked again.
We have probably the smallest area of those 'devolved' from Peveral and we dont have any playparks or anything to get insurance for yet the price is going to go marginally up. However, on the other hand, is it worth the grief to go it alone ! What are others paying ? Cheers

| Not sure what others are paying, but personally I don't think it's worth the hassle of going it alone. I certainly don't want to get involved in setting up and running some kind of residents association, and by the lack of response I guess no-one else can be bothered either. If someone wants to do it then fine.
I got an email back yesterday from PMC property, saying they so far have 8 positive responses as yet, but need 25, by 15th September. I hope people will respond by then, otherwise it'll all go downhill pretty quickly, especially when things start growing next year, and I bet people will moan then!

I understand that the residents associations are a legal requirement and you don't have a choice.
After forming a RA residents can pick PMC if that suits, but if it does not, or they don't perform in the future then the RA has the power to do something about it.
Why not take a pride in your area? It does sound as though you care.
As for cost. Some RA's pay as little as £45 / year. Others do the work themselves. The cost is not really that important. It is the fact that residents will be able to control what is going on. |

| Update from PMC property, after I queried it with them on Friday (9th).
"[color=darkblue]Since the last message we have received one more positive response, taking
the tally for your area to 9. Unfortunately we are still a long way short of
the 25 needed. One of the other areas has someone going door to door
collecting signatures, if you are interested let me know and I can tell you
who in your area has already signed up.
Otherwise it looks like it will be a no to our service provision, at which
point, soon after the 15th, we will finalise accounts and arrange refunds as
necessary to those who have already paid[/color]." I haven't gone back to them on this.
It is in our Deed of Conditions apparently that we must form a Residents Association, but I don't think that's the immediate concern. And I can't see it affecting property prices either - although a tatty neighbourhood where no-one looks after the grounds probably would.
It strikes me we have a straightforward choice now - either we sign up with PMC or we do it ourselves. If anyone doesn't want to sign up that's fine if they are prepared to join and help run a RA. Really that would be the best option, but in the absence of anyone coming forward suggesting we set this up (and no-one's said yet they're willing to) then I think we have to go with PMC. That's why I signed up anyway. Over to others.....

| wait & see how long the other RA(s) last, me thinks a lack of support & poor leadership will be the biggest problems facing them in the near future.
(it only takes a few difficult ones to refuse to pay or dispute the decisions & it becomes a shambles)
in theory the RA(s) are the only option available for the Kingswells communial areas, unless you are happy with the management service.
