| I would trade my SMH for one of their's anyday,
they are by far a better quality build & finish.

| Your comments brought a smile to my face. As a SMH owner myself, I have to say the finish and build quality do appear to be better on the Bancon homes - especially if the ones we looked at in Banchory are anything to go by. However, when I discovered the same builders work for both companies how can the standard vary so much? |

| don't know SMH, try Persimmon!
They didn't have their own builders, just sub contracted...quality is terrible, our last house was SMH..that has issues, nowhere on the scale of Persimmon! |

| In response to Claire's question about why the quality can vary so much between two builders using the same labour pool, the answer might very well be quality control. We were amazed at the lack of it when we bought our SMH house. We discovered by chance, as did many of our neighbours, that whole sections of the house had not, for example, been treated with any insulation. Through lack of proper supervision and controls this had all been signed off and approved by the "management" process. To this day, many years on, the house has no underfloor insulation on the gound floor. For a so called modern house it costs a fortune to heat. |

| Following on from the conversation about quality control and insulation. Our home was used in a survey of properties in Kingswells, undertaken by Scott Energy on behalf of Aberdeen City Council.
They undertook some research into Thermal Heat Loss in Kingswells, they took a series of thermal images around the propoerty and also inspected insulation around the house.
I have quoted part of the letter from BRE Scotland (Building Research Establishment Ltd:
[i]Following the home energy surveys and thermal imaging surveys, the CityCouncil called a meeting with the major housebuilders in the Aberdeen area. Ten house builders attended the meeting and the Council explained the nature of the problem to them, describing the results of the survey in order to make them aware of the situation. The responses from the housebuilders at the meeting were mixed, but most of them said that they seldom or never received compliants from householders about thier houses being difficult to heat. Most of the housebuilders also said that it was their policy to rectify any problems which householders report to them provided the house was built within the last few years [/i]
We then wrote to SMH and sent copies of the thermal images. They replied and I quote [i]...This would normally relate to the two-year defect liability period under the NHBC Build work. The areas of disturbance may have been caused bt other working within the roof space, commonly Sky TV installers and electricians would cause this type of disturbance... not with standing the above and the fact your house is over 7 years old we will as a gesture of goodwill pull the insulation into the eaves , insulate the side of the stairwell rooflight and seal round the pipiwork entering below the kitchen units[/i]
They were as good as thier word and fixed all the insulation and put insulation in the missing areas and it makes a noticeable difference.
To find out what can be done you may wish to conatct Janice Lyon at Aberdeen City Council as she is trying to get something done about this situation and I think even change the law.
